Project Management by Sekibat

01

The instruction

Holding a construction project to its programme, budget and standard on behalf of whoever is paying for it.

Where a client has their own design team and contractor, we act as project manager, the party responsible for the programme, the budget and the quality of what is actually built.

That means running the meetings, checking valuations before they are paid, tracking materials and variations, and giving the client an honest account of where the project stands rather than an optimistic one.

Who it is for

Clients building something who need someone accountable for delivery.

02

Scope

The exact scope is agreed against the property, programme and owner’s requirements.

  1. 01

    Programme and cost control

A single programme and cost plan, updated against what has actually happened on site.

  2. 02

    Procurement and tendering

Preparing tenders, assessing returns and recommending appointments.

  3. 03

    Site supervision and quality

Regular inspection against specification, with defects raised and closed out in writing.

  4. 04

    Valuations and variations

Checking contractor applications and pricing changes before anything is certified for payment.

  5. 05

    Reporting

Written progress reports covering programme, spend, risks and decisions needed from the client.
